Käesolevaks investeerimisvõimaluseks on arendusprojekt Marupes, Läti Vabaraiigis, mis seisneb nelja paarismaja ehitamises. Marupe vald asub Riiast loodes ning on kiiresti muutumas Riia eeslinnaks, meenutades mõnevõrra Peetri küla Tallinna külje all. Tänu Riia lähedusele on Marupe üks aktiivsemaid kinnisvaraturgusid Lätis.Projekti Sponsor CMB Housing Solutions on edukalt lõpetanud mitu sarnast projekti samas piirkonnas. Sponsor soovib kaasata kapitali, et alustada kahe paarismaja ehitust. Sponsor soovib ehituskulude rahastamiseks kokku kaasata EUR 400,000, mis viiakse läbi 3-4 rahastusvooru kaudu ning mis makstakse välja vastavalt ehitustempole. Käesoleva, esimese rahastusvooru mahuks on EUR 160,000.Laen on tagatud 1. järjekoha hüpoteegiga arendatavatele kinnistutele. Tagatisvara praeguseks väärtuseks on EUR 271,000. Vastavalt sellele on käesoleva, esimese rahastusvooru LTV 59%.Laenu fikseeritud intressimääraks on 8,5% aasta baasil. Perioodilisi intressimakseid ei tehta. Laenuperioodiks on 12 kuud. Laenu tagastamise allikaks on valminud korterite müügist tekkiv rahavoog.
