The market value of completed apartments would reach to 2400 EUR/m2  based on already concluded sales transactions with apartments from the first phase of the development project.The loan is secured with 1st. lien mortgage on 6 apartments (NLA 515 m2 in total) in the second phase of the development project. Accordingly, current value of the collateral is EUR 600,000. In addition to mortgage, the Sponsor has agreed to expand personal assurance provided for the first funding round also to secure this current campaign. The amount of the personal assurance is EUR 230,000. Interest rate for the loan is 11% per annum. The loan will be returned at the end of the loan period or according to sales of collateral units. The Sponsor has committed to quarterly interest payments.Calculated internal rate of return (IRR) would be 11,4%.Loan-to-value (LTV) ratio for this opportunity  is 77%. Käesoleva rahastusprojekti raames pakume võimalust investeerida tagatud laenu, mida kasutatakse Tartus, Pargi tn 10 asuva arendusprojekti lõpetamiseks. Sponsor soovib kaasata 230,000 eurot kuni 13 kuu pikkuseks perioodiks. Kaasatud vahendid suunatakse Tartus, Pargi tn. 10 asuva lõppfaasisi oleva arendusprojekti ehituskulude finantseerimiseks. Tegemist on järjekorras teise rahastusvooruga Pargi 10, Tartu arendusprojekti.Pargi tn. 10 arendus hõlmab endas kahte hoonet, milles kokku 50 elamis- ja büroopinda ja on jaotatud kahte arendusetappi. Esimeses etapis rekonstrueeriti ajalooline hoone 42 korteri ja bürooga, kokku 1670 m2 müüdavat netopinda. See etapp on valmis, kasutusluba valminud ühikutele on väljastatud ja ca. 74% ühikutest on müüdud. Teine arendusetapp seisneb kinnistule uue hoonemahu ehitamises kokku 786 m2 müüdava netopinna (8 korterit) ulatuses. Antud etapp on 70% ulatuses valmis, 1 korter on broneeritud. Poolelioleva hoone väärtuseks on vastavalt kinnistu ostu-müügi lepingule ja ehitusaktidele 916,000 eurot e. 1166 eurot/m2. Tagatisvara perspektiivne väärtus on vastavalt seni tehtud müügitehingutele Pargi 10 korteritega ca. 2400 eurot/m2.Laen on tagatud 1. järjekoha hüpoteekidega teises arendusetapis valmivatele korteritele 6 ühiku e. 515 m2 ulatuses. Antud korterite hetkeväärtuseks on seega 600,000 eurot. Lisaks hüpoteegile on projekti Sponsor laiendanud eelmisele rahastusvoorule tagatiseks antud isiklikku käendust ka käesolevale rahastusvoorule. Käenduse summaks on 230,000 eurot. Eelmise rahastusvooru mahuks oli samuti 230,000 eurot.Laenuperioodi pikkuseks on 13 kuud.Laenu intressimääraks on 11% aastas. Laenusumma tagastatakse laenu tähtajal või korterite müümisel. Intressimakseid tehakse kvartaalselt.Investeeringu arvutuslik sisemine tasuvusmäär (IRR) on 11,4% aastas. Kõikide laenukohustuste ja hüpoteegitud vara suhteks (LTV) on 77%. Antud suhtarv ei arvesta isikliku käenduse summat.

Nella prima fase di sviluppo è stato costruito un edificio con 42 appartamenti e uffici, per un totale di 1670 m2. La fase di costruzione del primo stabile si è concluso. I permessi di utilizzo sono tutti in regola e il 74% delle unità è stato venduto.La costruzione del secondo edificio è in fase di sviluppo. Sono stati progettati 786 m2 divisi in 8 appartamenti. Al momento il 70% della costruzione è stata completata e già un appartamento è stato prenotato.Il valore totale del progetto è di 916.000,00 euro, ovvero 1166€ / m2. Il prestito è garantito da un’ipoteca di 1° grado su 6 appartamenti (dalla superficie di 515 m2 in totale). Inoltre lo sponsor ha deciso di estendere anche la sua assicurazione utilizzata per il primo round di finanziamento del progetto, anche in questa seconda fase. L’importo dell’assicurazione personale è di 230.000,00€.La durata temporale del prestito è di 13 mesi.Il tasso di interesse è dell’11% annuo, con pagamento degli interessi trimestrale. Il tasso di rendimento (IRR) è pari all’ 11,4%. Per questa opportunità l’LTV è prevista al 77% e riguarda solo la garanzia ipotecaria e non la garanzia prevista da assicurazione personale.

Соответственно, данная стоимость залога составляет 600 000 евро. В дополнение к ипотеке Спонсор согласился увеличить личную гарантию, предоставляемую для первого раунда финансирования, также для обеспечения текущей кампании. Сумма личной гарантии составляет 230 000 евро.Процентная ставка по кредиту составляет 11% годовых. Кредит будет возвращен в конце срока кредита или в соответствии с продажей. Спонсор обязался ежеквартально выплачивать проценты.Расчетная внутренняя норма доходности (IRR) составит 11,4%.Соотношение кредита к стоимости (LTV) для этого проекта составляет 77%.
