The goal for this opportunity is to finance the construction of an apartment building, with 110 apartments, situated at 103A, Timisoara Blvd., Bucharest, district 6, Romania. This will be Phase 2 of a larger 230 apartment development on a land of 5,000 sqm. Phase 1 including 69 apartments was completed and sold completely in 2019. Crowdestate investors will have the opportunity to invest in a mortgaged secured senior construction loan (for more information regarding senior debt, please check out this blog post - <a href="https://blog.crowdestate.eu/en/2020/secured-loan-definition/">https://blog.crowdestate.eu/en/2020/secured-loan-definition/</a>) in a total amount of up to EUR 3,000,000, arranged in 6-12 tranches, based on the progression of works and the presales. The 1st tranche of EUR 250,000 was raised in February 2021, the 2nd tranche of the project of EUR 350,000 was raised in August 2021 and the 3rd tranche in December 2021. This will be the 4th tranche in the amount of EUR 150,000.The source of reimbursement will be the sale of the units when finalized. The investment tenor for this tranche is up to 16 months. The interest rate is 16% p.a. and it will be paid in semiannual installments of 8% p.a. interest, with the remaining difference at the end of the loan period or at reimbursement, whichever comes first. The loan will be secured with a 4th rank mortgage on the land and future buildings (with previous ranks in favor of previous tranches investors). The land &amp; existing structure (underground) was initially evaluated for EUR 1.3 million by Colliers International (using the residual income method) and EUR 1.6 million were invested additionally from Sponsor’s equity, presales and Crowdestate’s loans.

Käesoleva investeerimisvõimaluse eesmärk on rahastada 110 korterelamu ehitamist, mis asub aadressil 103A, Timisoara pst., Bukarest, 6. piirkond, Rumeenia. See on 5000 ruutmeetri suurusel maa-alal asuva 230 korteri arenduse 2. etapp. 69 korterit valmisid 1. etapis, mis müüdi täielikult 2019. aastal.Crowdestate'i investoritel on võimalus investeerida hüpoteegiga tagatud seenior arenduslaenu kogusummas kuni 3 000 000 eurot, jaotatuna 6–12 osamakseks, lähtudes tööde edenemisest ja eelmüügist.Tegemist on projekti neljanda rahastusvooruga. Eelnevalt on kolme rahastusvooru kaudu kokku investeeritud 850,000 eurot. Käesoleva rahastusvooru on suuruseks 150 000 eurot. Kaasatud kapitali kasutatakse ehitustegevuse jätkamiseks.Laenu tagasimakse allikaks on valminud korterite müügist saadud tulu.Investeerimisperiood on kuni 16 kuud. Fikseeritud intressimääraks on 16% aastas, millest 8% aastas makstakse 6-kuulise intervalliga ning ülejäänud 8% aastas makstakse laenuperioodi lõpus või laenu tagastamisel. Laen tagatakse maa-ala ja tulevaste hoonete 4. järgu hüpoteegiga (kõrgemad järgud tagavad 1., 2. Ja 3. rahastusvooru investorite laenusid). Colliers International hinnanud maa ja olemasoleva maa-aluse konstruktsiooni väärtuseks jääktulu meetodil 1,3 miljonit eurot, millele on lisandunud juba tehtud ehituskulude väärtus 1,6 miljonit eurot.

Obiectivul aceste oportunitati de investitie este constructia unui bloc de apartamente, cu 110 apartamente, localizat pe Bd. Timisoara nr. 103A, sectorul 6, Bucuresti, Romania. Proiectul reprezinta faza a doua dintr-un proiect mai mare de 230 de apartamente pe un teren de 5,000 m2. Faza 1 care a inclus 69 de apartamente a fost finalizata si vanduta in 2019. Investitorii Crowdestate au oportunitatea sa investeasca intr-un <a href="https://blog.crowdestate.eu/en/2020/secured-loan-definition/" target="" style="background-color: transparent;color: rgb(73, 131, 195);">imprumut senior</a>, garantat cu ipoteca, de pana la EUR 3.000.000, impartit in 6-12 transe, in functie de progresul lucrarilor si al vanzarilor in avans. Prima transa de EUR 250.000 a fost finantata in februarie 2021, a doua transa  în valoare de EUR 350.000 a fost finantata in august 2021, iar a treia transa  în valoare de EUR 250.000 a fost finantata în decembrie 2021. Prin intermediul celei de a patra transa, Sponsorul doreste sa obtina EUR 150.000 pentru continuarea lucrarilor de constructie. Sursa de rambursare este vanzarea apartamentelor cand constructia este finalizata si receptionata.Perioada de investitie pentru aceastra transa este de pana la 16 luni. Dobanzii este de 16% p.a. si va fi platita in rate semestriale de 8% p.a., iar diferenta la sfarsitul perioadei imprumutului sau la rambursarea principalului, care intervine mai devreme. Imprumutul este garantat cu o ipoteca de rangul 3 pe teren si constructii viitoare. Terenul si structura existenta (subsolul) au fost evaluate pentru EUR 1.3 milioane de catre Colliers International, folosind metoda venitului rezidual, iar EUR 1.6 milioane au fost investiti suplimentar din capitalul propriu al Sponsorului, din sumele incasate din antecontractele de vânzare-cumparare, cat si prin intermediul imprumuturilor obtinute prin intermediul Crowdestate.
