Antud kinnistule on plaan tulevikus ehitada 380 korterit ja kokku 770 parkimiskohta. Tegemist on sildlaenuga kuni  lubade väljastamine on lõpule viidud ja ehituse finantseerimine tagatud.Laenu tagasimakse allikaks on Sponsori teiste kinnistute müük Alternatiivseks tagasimakse allikaks võivad olla ka:- Rumeenia kohaliku panga poolne laenu refinantseerimine;- Sponsori poolt arendatavate elamuprojektide müük Poolas (2 projekti Krakowis) ja USAs (1 projekt New Yorkis);Investeerimisperioodi pikkusekson 18 kuud.Intressimäär on 14% aastas ja intressimakseid tehtakse igakuiselt. Sponsor tagab, et põhiosa maksed tehtakse enne laenuperioodi lõppu. Laen on tagatud esimese järgu hüpoteegiga kinnistule. Hindamisakti kohaselt on kinnistu väärtuseks 3 183 200 eurot. Hindamisakt on tehtud Colliers Internationali poolt. Seega on käesoleva (tegemist on ka ainsa) rahastamisvooru LTV 32%.

Scopul acestei oportunități este finanțarea achiziției unui lot de teren, în valoare totală de 1.000.000 Euro. Împrumutul va fi structurat ca un credit ipotecar garantat. Terenul este situat în Brașov, Calea Fagarasului, nr. 1A, Jud. Brasov, Romania. Acest teren va fi utilizat pentru dezvoltarea unui proiect rezidential compus din ~380 apartamente și un total de ~770 locuri de parcare subterane și supraterane. Împrumutul va fi utilizat ca finanțare de tip “bridge loan”, până la obținerea aprobarii finale a  autorizației de construcție și până la momentul asigurării finanțării pentru începerea construcțiilor. Principala sursă de rambursare va fi vânzarea altor terenuri situate în orașul Brașov, terenuri deținute de Sponsor (respectiv firme din grupul de companii - Tribeach). Surse alternative de rambursare pot fi:- refinantare de la una dintre băncile locale care operează în România;                                                                                                                               - vanzarea proiectelor rezidentiale aflate în desfășurare și dezvoltate de către Sponsor (respectiv firme din grupul de companii - Tribeach) in tari, precum Polonia (2 proiecte aflate în desfășurare în Cracovia) si Statele Unite ale Americii (1 proiect in in New York);Durata investiției pentru aceasta transa este de pana la 18 luni . Rata dobânzii este de 14% pe an și va fi plătită în rate lunare. Sponsorul se angajează să ramburseze principalul imprumutului înainte de sfârșitul perioadei de finanțare. Împrumutul va fi garantat cu ipoteca de rangul I asupra terenului. Terenul a fost evaluat  pentru suma de 3,183,200 Euro de catre firma de evaluare Colliers International,  prin urmare LTV-ul pentru prima și singura tranșă va fi de 32%.
