Käesoleva investeerimisvõimaluse eesmärk on rahastada 90 korteriga elamu ehituskulusid. Projekt asub aadressil 199-201-203, Drumul Ciorogarla, Bukarest, 6, Rumeenia. Elamu asub 10 000 ruutmeetri suurusel maa-alal ning on 360 korteriga elamuarenduse esimene etapp. Crowdestate'i investoritel on võimalus investeerida hüpoteegiga tagatud seeniorlaenu kogusummas 2 600 000 eurot, jaotatud seitsmeks/kaheksaks osaks, lähtudes tööde edenemisest. Käesolev rahastusvoor on antud projekti kolmas, suuruses 290 000 eurot. Esimese vooruga kaasati 262 300 eurot ja teise vooruga 220 000 eurot. Tagasimaksed tehakse valmis korterite müügist. Käesoleva projekti avaldamise ajaks on broneeritud 17 esimese etapi korterit (21%) ligikaudu 1,16 miljoni euro eest, millest ligikaudu 43 000 eurot on saadud ettemaksena. Investeerimisperiood on kuni 18 kuud. Intressimäär on 13.5% aastas ning intressimakseid tehakse igakuiselt. Laen on tagatud kolmanda järgu hüpoteegiga maalapi ja tulevaste hoonetele. Kinnistu väärtuseks on hinnatud 980 000 eurot.. Esimese ja teise järgu hüpoteeke hoiavad vastavalt Crowdestate’i esimese ja teise rahastusvooru investorid. Peale käesolevat rahastamisvooru on antud projekti maaväärtusel põhinev LTV 40%.

Prima transa a fost de 262.300 EUR (finantata in noiembrie 2020), iar a doua transa a fost de 220.000 EUR (finantata in decembrie 2020).Sursa rambursarii va fi vanzarea unitatilor la finalizare.In acest moment, 17 apartamente din prima faza sunt rezervate (21%) pentru un pret cumulat de ~ 1,16 milioane EUR si ~ 43.000 EUR au fost platite in avans.Perioada de imprumut pentru aceasta transa este de pana la 18 luni. Dobanda este de 13,5% pe an si va fi platita in rate lunare. Imprumutul va fi garantat cu o ipoteca de rangul 3 asupra terenului si a cladirilor viitoare. Terenul a fost evaluat pentru 980.000 EUR. Dupa aceasta runda de finantare, LTV raportat la valoarea terenului este de 80%. Daca luam in considerare toate investitiile realizate pana in prezent (~ 1 milion EUR + 980.000 EUR evaluare teren), LTV este de 40%.
