Meie uus projekt pakub investoritele võimalust rahastada ühepereelamute ehitust <a href="https://www.veskimöldre.ee/" target="">Veskimöldre 2</a> piirkonnas. Sponsor on soetanud omavahenditest Kesalille tn 7, 9 ja 11 kinnistud ning plaanib ehitada igale u. 140 m2 kasuliku pinnaga ühepereelamu ning need maha müüa. Crowdestate’i investorid rahastaksid ehitust kokku summas 300 000 eurot, mis on kolme hoone käibemaksuta ehitusmaksumus (e. 700 eurot köetava pinna m2 kohta). Praeguse teise kampaaniaga soovib Sponsor kaasata 75 000 eurot. Esimese vooruga kaasati 100 000 eurot. Praeguseks on olemas ehitusluba ja ehitustegevus käib: valatud on kolme maja vundamendid, ehitatud välja maaküte ja majade detailid ootavad paigaldamist. Ehituse käigus on laenu ja tagatisvara (ehitus)väärtuse suhe (LTV) kuni 57% ja valmiskujul hoone (hinnatud) väärtuse suhtes moodustaks Crowdestate investorite laen 34%.Investorite laenud on tagatud 1. järjekoha hüpoteegiga kolmele kinnistule. Igakuiste intressimaksetega laenu intressimäär on 9,5% (IRR 10%) ja laenu kestus 11 kuud. Laen makstakse tagasi Kesalille tn 7, 9 ja 11 majade müügist. Ehitus on planeeritud lõpetada 1.detsembriks 2020. Ühe maja müügihind on 300 000 eurot. Crowdestate’i investorid on finantseerinud mitmeid Sponsori arendusi (Veskioja tn 1 ridamaja, Metsapargi tn 4 ridamaja ja Viirpuu tn 12 paarismaja), mis on olnud edukad ja laenud on tagasi makstud ennetähtaegselt. Praegusel hetkel on Sponsorile väljastatud laen Laagris Tervise tn 11 asuva eramaja ehituseks summas 150 000 eurot ja laen müügiperioodi vahendite vabastamiseks Veskimöldre 2 piirkonnas Metsapargi tn 4 ridamaja korterite tagatisel summas 230 000 eurot.

Il nostro nuovo progetto offre agli investitori l'opportunità di finanziare la costruzione di tre abitazioni nella zona residenziale di <a href="https://www.veskimöldre.ee/" target="">Veskimöldre 2</a>, vicino al confine con la città di Tallinn. Lo Sponsor ha acquistato tre terreni a Kesalille St. 7, 9 e 11 con il proprio capitale di rischio e prevede di costruire e vendere case unifamiliari con una superficie abitabile effettiva di circa 140 m2 ciascuna.Il prestito che sarà finanziato dagli investitori di Crowdestate è pari a 300.000 euro e servirà a coprire i costi di costruzione delle tre case al netto dell'IVA (cioè 700 euro per m2 di superficie abitabile). È stato rilasciato il permesso edilizio ed è iniziata la costruzione: sono state completate le fondamenta di tre case, è stato realizzato il riscaldamento geotermico, mentre i dettagli della casa prefabbricata sono pronti e in attesa di essere installati. L'importo richiesto per questa seconda tranche è pari a 75.000 euro. Nella prima tranche di raccolta, gli investitori hanno partecipato al finanziamento di 100.00 euro necessari per una prima fase della costruzione.Il prestito degli investitori è garantito da un'ipoteca di primo grado su tre immobili. Il rendimento annuo previsto è pari al 10% - con un pagamento degli interessi a cadenza mensile - mentre la durata dell'investimento è fino a 11 mesi. Durante la costruzione, il rapporto tra il prestito/valore stimato (LTV) è del 57% e scenderà al LTV 34% al completamento della casa.Il prestito sarà rimborsato dalla vendita delle case di Kesalille St. 7, 9 e 11. Il completamento dei lavori di costruzione è previsto entro dicembre 2020. Il prezzo di vendita medio delle abitazioni è di 300.000 euro per unità abitativa.Gli investitori di Crowdestate hanno finanziato diversi lavori dello stesso Sponsor tra cui la villetta a schiera presso Veskioja St., il complesso residenziale di Metsapargi St. e il villino bifamiliare a Viirpuu St. Tutte queste operazioni immobiliari si sono concluse con successo e i prestiti sono stati rimborsati prima del previsto. Attualmente lo Sponsor ha altre due collaborazioni con Crowdestate: una, pari a 150.000 euro, per finanziare la costruzione di una casa privata nella cittadina di Laagri in via Tervise 11 e un’altra, pari a 230.000 euro, per una nuova tranche del progetto di Metsapargi 4.
