This third tranche of fundraising aims at raising additional capital equal to 350 000€ to complete construction works.  Sponsor is pushing construction works in order to finalize apartments by Summer 2020. In the last months construction work proceeded rapidly. Sponsor reduced project LTV paying back the whole 900.000 Eur mezzanine loan during November 2019. The last tranche of bank loan, has was disbursed in September 2019, for a total bank loan of 2.500.000 Eur. The total sum of the senior loan and Crowdestate loan is be 3,6 million EUR and 20 apartments are needed to be sold to repay all of them. As of today, 24 apartments are already sold, over 65% of the total. Current sales allow Sponsor to repay all outstanding loans in total (attached sales report - updated December 2019).Project Sponsor is looking to raise the capital necessary to finance the completion of construction works, waiting to receive final payments from buyers once the apartments are delivered. Project’s total cost is EUR 5 678 350 and Sponsor contributed with an equity stake of EUR 900 000. Kahest osast koosnev hoone on praegu ehitamisel ja üle 50% ehitustöödest on valmis. Tööde lõpuleviimine ja korterite üleandminte võtab hinnanguliselt aset järgmisel aastal, juuni 2020.Kolmanda rahastusvooru eesmärk on hankida täiendavat kapitali ehitustööde rahastamiseks summas 350 000 eurot.Sponsor soovib korterid valmis saada 2020 aasta suveks. Viimase 2 kuu jooksul on liikunud ehitustööd kiiresti. Sponsor vähendas projekti LTV-d makstes tagasi 900 000 mezzanine laenu novembri kuus. Viimase panga rahastusvoor maksti välja 2019. aasta septembris kogusummas 2 500 000 EUR.  Crowdestate'i laenu kogusumma on 3.6 miljonit eur ja nende tagasimaksmiseks on tarvis müüa 20 korterit. Tänaseks on juba müüdud 24 korterit, üle 65% koguarvust. Jooksev müük võimaldab Sponsoril tasuda kõik tasumata laenud (vaata lisatud müügiraportid detsember 2019 seisuga). Lisaks sellele, toimuvad läbirääkimised veel viie korteri müügiga.Projekti Sponsor soovib kaasata kapitali ehitustööde lõpuleviimiseks, oodates ostjatelt lõplikke makseid pärast korterite üleandmist. Questa terza tranche del progetto ha un obiettivo di raccolta di 350.000 Euro, per finanziare la fase finale dei lavori di costruzione.  Lo Sponsor mira a concludere i lavori di costruzione così da consegnare i primi appartamenti entro l'estate 2020. Negli ultimi mesi, i lavori di costruzione sono avanzati in maniera rapida. Sono stati completati gli intonaci esterni e gli impianti idraulici all'interno degli appartamenti. L'ultima tranche di prestito bancario di 500.000 Euro è stata erogata a Settembre 2019. L'indice LTV del progetto (rapporto tra totale prestiti e valore dell'asset) è stato ridotto ulteriormente grazie al ripagamento totale del prestito mezzanino, pari a 450.000 Euro residui, restituiti nel mese di Novembre 2019.  Il progetto Via De Coubertin, Potenza prevede il completamento della nuova costruzione di un edificio residenziale di 36 appartamenti oltre a box e cantine, ubicato in una pregevole zona residenziale di Potenza.Il progetto è già totalmente avviato. La palazzina, composta da due corpi di fabbrica principali, è attualmente in fase di completamento e risulta già realizzata per oltre il 50%. Il termine dei lavori e la consegna degli appartamenti sono stimati per il prossimo anno, entro Giugno 2020.La società Sponsor del progetto ricerca tramite Crowdestate il capitale necessario a finanziare il completamento delle opere di costruzione, in attesa di ricevere il saldo delle vendite dagli acquirenti una volta consegnati gli appartamenti.Il costo totale del progetto è di 5.678.350 Euro e lo Sponsor ha contribuito con una quota di equity pari a 900.000 Euro. Il resto dei fondi è stato finanziato tramite un mutuo bancario, un prestito mezzanino e dagli anticipi sulle vendite.Il totale complessivo dei prestiti attualmente in essere alla società ammonta a 3.600.000 Euro (prestito bancario e prestito Crowdestate). Per ripagare tutti i prestiti è necessario vendere almeno 20 appartamenti.Attualmente risultano già venduti 24 appartamenti, oltre il 65% del totale. Le vendite attuali permettono quindi allo Sponsor di ripagare interamente tutti i prestiti in essere (in allegato report delle vendite - aggiornato Dicembre 2019).
