Käesolev projekt pakub võimalust investeerida Tartus, eksklusiivses Kvissentali elamurajoonis, aadressidel Klaose tn. 12 ja Klaose tn. 14 asuvate ridaelamute arendamisse. Kvissental on hinnatud ja privaatne piirkond, mis asub Emajõe vahetus läheduses.Antud projekti raames arendatakse korraga kahte kuue korteriga ridamaja.Sponsoriks on ehitusettevõtja, kes toimib projektis ka peatöövõtjana. Sponsor arendab kõrvalkinnistutel, aadressidel <a href="https://www.kvissentalimajad.ee/" target="">Aeru tn. 9 ja Aeru tn. 11</a> kahte sama projektiga ridamaja, mis on jõudnud kasutusloa taotlemise staadiumisse. Ka nende majade ehitust on finantseeritud <a href="https://crowdestate.eu/opportunity/Aeru-9-Tartu" target="">Crowdestate'i investorite kaasabil</a>. Aeru tn. ridamajadest on käesoleva projekti avaldamise ajaks müüdud ca. 40% (sealhulgas 3 asjaõiguslikku tehingut ja 2 võlaõiguslikku tehingut), mis valideerib nii hinnakujunduse kui ka toote. Arendatavates majades on müüdud kaks korterit.Crowdestate’i investoritel on võimalus projekti paigutada kokku 760000 eurot, mida Sponsor kasutab ehitustegevuse finantseerimiseks.Käesoleva, kolmanda rahastusvooru maht on 180000 eurot. Laen on tagatud esimese järjekoha hüpoteegiga arendatavatele kinnistutele.Laenuperioodiks on kuni 10 kuud. Rahastuskampaania intressimääraks on 11% aastas.Perioodilisi intressimakseid ei tehta.Laenusumma tagastatakse ja kogunenud intressid makstakse välja laenu tähtajal või korterite müümisest tekkiva rahavoo arvel.
