With this project, the Sponsor aims to raise 390 000 Euros of secured loan. The loan will be secured by a 1st rank mortgage on the real estate property – a spacious 5 room 225m2 apartment with an estimated market value 780 000 Euros, this is an apartment located at a prestige location - Ausekļa iela 4, Rīga (apartment number 16), in the Art Nouveau district of Riga. Since the recent real estate value estimation document from one of the largest and respectable real estate companies in Latvia - LATIO states that the real estate value of the pledged property is 780 000 Euros, it gives Crowdestate investors of this tranche a position with an LTV ratio of 50%. This is a short-term investment opportunity. The principal and interest payment will be done as a bullet payment at the end of the 12-month loan period.

Laenu tagatiseks on esimese järgu hüpoteek korteriomandile, mille turuväärtus vastavalt Läti suurima kinnisvaravahendusettevõtte poolt koostatud hindamisaktile on 780 000 eurot. Korter asub prestiižses Art Noveau linnaosas, aadressil Ausekla iela 4, Riia (korter number 16). Vasavalt hindamisaktis toodud väärtusele moodustub käesoleva rahastusvooru kaudu antava laenu ja tagatisvara väärtuse suhteks (LTV) 50%. Tegemist on lühiajalise investeerimisvõimalusega, mille põhiosa ja intressimakse tehakse ühe maksena 12-kuulise laenuperioodi lõpus.
