This single sale will cover around 50% of Crowdestate current loan, and just one additional sale will make the Sponsor able to repay the entire loan.The building permit was released in May 2019. The property is located in the very center of Marina di Massa, just 200 meters from the sea and from the bathing establishments. The Sponsor has already started the renovation and plans to complete it and the sales of 10 apartments by mid 2021. The Sponsor,  through Crowdestate, is looking the third fundraising tranche to go on with the renovation work. The total cost of the project is approximately 2 250 000 EUR, and the Sponsor contributes to the equity stake of 700 000 EUR. Remaining funds are financed by the crowdfunding loan for 550 000 EUR (fourth tranche between 70.000 and 100.000 Eur) and pre-sales for 680 000 EUR.The expected return for investors is 11.5% on an annual basis and the completion date is expected in June 2021.

Il progetto &#34;Frame&#34; a Marina di Massa in Toscana prevede il recupero di un edificio in disuso attraverso la creazione di 10 appartamenti esclusivi, posizionati nella via principale e a pochi passi dal mare di Marina di Massa. Lo spazio totale su cui si sviluppa il progetto è di circa 1.000 m2 commerciali. La società Sponsor del progetto, la Lastastaplus srl, ha acquistato l’edificio a Gennaio 2019, il quale inizialmente aveva destinazione d’uso ricettiva e destava in stato di abbandono da diversi anni.  Lo Sponsor, dopo aver acquistato l’immobile, ha presentato i documenti per la trasformazione dell’edificio in 10 esclusivi appartamenti a destinazione residenziale. Ad oggi, un appartamento risulta già venduto su carta per un valore di 270.000 Euro e altri sono in trattativa.Questa vendita coprirà il 50% circa del prestito verso Crowdestate. La sola vendita di un altro appartamento permetterebbe di ripagare interamente il prestito agli investitori.L’autorizzazione a procedere coi lavori è stata rilasciata a Maggio 2019. L’immobile è posizionato nel pieno centro di Marina di Massa, a soli 200 metri dal mare e dagli stabilimenti balneari.  Il progetto architettonico è stato seguito dalla Pierattelli Architetture di Firenze, a garanzia dell’elevato livello qualitativo del progetto.Ad oggi, lo sponsor ha già avviato i lavori di ristrutturazione e prevede di completarli entro la fine del 2020.Lo Sponsor ricerca tramite Crowdestate la quarta ed ultima tranche di capitale necessario a proseguire i lavori di ristrutturazione. Il costo totale del progetto è di 2.250.000 Euro circa e lo Sponsor contribuisce con una quota di equity di 700.000 Euro. Il resto dei fondi vengono finanziati da dal prestito in crowdfunding per 550.000 Euro (questa tranche copre tra 70.000 Euro e 100.000 Euro) e da anticipi sulle vendite per 680.000 Euro. Il ritorno previsto per gli investitori è del 11.5% annuo e il ripagamento è atteso entro 12 mesi. Lo sponsor ha la possibilità di rientrare anticipatamente del prestito, nel caso in cui le vendite degli appartamenti procedessero più velocemente rispetto a quanto pianificato.

Prestito per finanziare lo sviluppo di 10 appartamenti di lusso.
