The Project Sponsor has been successfully operating a centrally-located hotel in Liepaja city for several years. The Sponsor has to refinance its currently ending bank loan, but due to the uncertainty about potential further COVID impact on the hotel industry, the bank is looking to minimize its exposure in the hotel industry and therefore, the Sponsor is unable to prolong the loan. According to valuation from <a href="https://newsec.lt/en/" target="" style="background-color: rgb(255, 255, 255);color: rgb(73, 131, 195);">Newsec</a>, the market value of the business is 816 000 EUR and the real estate value of the hotel building is 730 000 EUR. Meie uusim investeerimisvõimalus Lätist on 330 000 euro suurune 1. järgu  hüpoteegiga tagatud laen, intressimääraga 11,7 aastas, mille eesmärk on refinantseerida SIA <a href="https://www.hotelkolumbs.com/en-gb/home" target="">Hotel Kolumbsi</a> kohustused panga vastu. Hotel Kolumbs on 2007. aastal loodud hotell, mis asub Läti NBA staari Kristaps Porzingise kodulinnas <a href="https://liepaja.travel/en/homepage/" target="">Liepajas</a> - majanduslikult dünaamiline <a href="https://www.liepaja.lv/en/reachability/" target="">Läänemere regiooni sadamalinn, millel on hea infrastruktuuriühendus</a> - rong, praam, lennujaam jne. Liepaja on Kurzeme piirkonna suurim linn ja suuruselt kolmas Lätis. Liepaja lennujaam on Air Balticu pilootakadeemia kodubaas ning on hästi ühendatud Riia lennujaamaga. Käesoleva kampaania raames soovib Sponsor kaasata 330 000 eurot. Intressimäär on 11,7% aastas ning algne investeerimisperiood 24 kuud. Juhul, kui laenuperioodi pikendatakse (maksimum 36 kuud) on pikendusperioodi jooksul  kõrgem intressimäär 12,5–13,5% aastas. Intressimaksed tehakse iga 12-kuulise perioodi lõpus ning põhiosa maksed laenuperioodi lõpus. Projekti Sponsor on Liepaja kesklinna hotelli edukalt juhtinud juba mitu aastat. Sponsor peab oma praegu lõppevat pangalaenu refinantseerima, kuid COVID-ist tekkinud ebakindluse tõttu hotellinduse sektoris soovib pank minimeerida oma riskipositsiooni, mistõttu ei ole võimalik Sponsoril laenu pikendada. <a href="https://newsec.lt/en/" target="">Newseci</a> hinnangul on ettevõtte turuväärtus 816 000 EUR ja hotellihoone kinnisvara väärtus 730 000 EUR. See tähendab, et Crowdestate'i investoritel peaks olema turvaline positsioon kinnisvara väärtuselt arvutatud 45% LTV suhtega ja veelgi parem 40% LTV suhe, kui see arvutada ärituru hindamise baasil. Newseci järelduste kohaselt näitavad eelmiste aastate tulude analüüs ja praegused 2020. aasta majandustulemused, et Sponsor peaks olema võimeline teenima 330 000 euro suuruse laenu intressimakseid.
