The collateral is a 462m2 warehouse in a horizontal property regime, built in 2019, located at the -1 floor of an industrial project in Castelo Branco. It has a concrete structure, brick wall, metallic roof structure with sandwich panel coverage, and an aluminium gate. According to the property valuation report, the interior and exterior are in good condition.The loan amount will be used to execute the property purchase following the previous signature of a Promissory Sale and Purchase Agreement (PSPA), where the Sponsor paid 60 000 Euros in advance. Therefore, the total contracted purchasing price is 155 000 Euros.The Sponsor will establish the first-rank mortgage at the exact moment of purchase public notary deed.According to the attached expert assessment, the project's short-term liabilities ratio to the collateral (LTV) value is 47% and considering the purchasing price, the LTV value is 62%.The loan's interest rate is 11% per annum, paid monthly.The principal payment will be made as a bullet payment at the end of the loan period. The loan period is 12 months, with a Sponsor's option to extend the loan period by 3 months with the obligation to increase the interest rate by 2% for the extended period. The source of loan repayment will be the Sponsor's funds, bank loan, sale of other sponsor properties, or sale of this property.
