The goal for this opportunity is to finance the completion of the construction works for 3 houses on a total land of 447 sqm situated at 1 Mai street, T29, P 346/1, 346/2, Lot 2, Otopeni, Ilfov County, Romania. This will be Phase 1 of a total 6 houses project. Phase 2 will be represented by the further development of the remaining 3 houses on a second land plot of 449 sqm.Crowdestate investors will have the opportunity to invest in a mortgaged secured senior construction loan in a total amount of EUR 200,000, arranged in 3 tranches.This is the 1st tranche of the investment opportunity for EUR 85,000. The source of reimbursement will be the sale of the houses when finalized. The first 3 houses are expected to be delivered by the end of December 2022. The second possible source of reimbursement can be refinancing from one of the banks operating in Romania.  The investment tenor for this tranche is up to 12 months. The interest rate is 12% p.a. and it will be paid upon the selling of the objective, partially or in whole, together with the principal, but no later than the loan’s maturity. The loan will be secured with a 1st rank mortgage on the land and future houses. The land &amp; existing structures of the first 3 houses, that are in the same stage of construction at the present moment, have been evaluated by SVN Research &amp; Evaluation Advisors for EUR 168,400, out of which EUR 93,400 for the land and the 3 houses under construction for EUR 75,000. Therefore, the LTV for the 1st tranche is ~50%.

Käesoleva investeerimisvõimaluse eesmärgiks on rahastada ühe paarismaja ja ühe eramu ehituskulusid hüpoteegiga tagatud laenu vormis. Arendus asub aadressil 1 Mai tn, T29, P 346/1, 346/2, krunt 2, Otopeni, Ilfovi maakond, Rumeenia. Arendatava kinnistu suuruseks on 449 m2. Tegemist on 1. etapiga projektist, mis koosneb kokku kuuest elukondlikust ühikust. Projekti raames on Crowdestate’i investoritel võimalus investeerida kokku EUR 200,000. Rahastus on korraldatud ehitusetempole vastavate voorude kaudu. Kokku korraldatakse 3 rahastusvooru. Käesoleva, järjekorras esimese rahastusvooru eesmärgiks on EUR 85,000.Laenu tagastamise allikaks on valminud korterite müük. Projekti raames rajatavad 3 korterit valmivad 2022. a. detsembri lõpuks. Alternatiivseks laenu tagastamise allikaks on laenu refinantseerimine läbi kommertspanga poolt võimaldatud krediidi. Laenuperioodiks on kuni 12 kuud. Fikseeritud intressimääraks on 12% aasta baasil. Perioodilisi intressimakseid ei tehta. Tagasimakseid tehakse iga müüdud korteri hüpoteegi vabastamisel, kuid mitte hiljem kui laenuperioodi lõpus. Laen on tagatud 1. järgu hüpoteegiga arendatavale kinnistule. Vastavalt hindamisaktile on tagatisvara praeguseks väärtuseks EUR 168,000, millest EUR 93,400 on krundi väärtus ning EUR 75,000 on seni tehtud ehituskulude väärtus. Sellest lähtuvalt on käesoleva rahastusvooru laenusumma ja tagatisvara väärtuse suhteks (LTV) ca. 50%.

Obiectivul acestei oportunitati de investitie este finantarea finalizarii lucrarilor de constructie pentru 3 case insiruite pe un lot de teren in suprafata totala de 447 mp situat in Otopeni, Str. 1 Mai , Tarla 29, Parcela 346/1, 346/2, Lot 2, Ilfov, Romania. Aceasta va fi Faza 1 a proiectului, proiect care cuprinde un numar total de 6 case insiruite.  Faza 2 va fi reprezentata de dezvoltarea in continuare a urmatoarelor  3 case ramase, pe un alt lot de teren in suprafata totala de 449 mp.Investitorii Crowdestate vor avea oportunitatea de a investi intr-un imprumut senior pentru constructie in suma totala de 200.000 EUR, acordat în 3 transe. Aceasta este prima transa in suma de 85.000 EUR.  Sursa de rambursare va fi vanzarea caselor  la momentul finalizarii acestora.  Finalizarea primelor 3 case  este  estimata  sa se realizeze  pana la finalul lunii Decembrie 2022. A doua posibila sursa de rambursare poate fi refinantarea prin intermediul unei banci din Romania.  Durata investitiei pentru aceasta transa este de pana la 12 luni. Rata dobanzii este de 12% pe an si va fi platita la vanzarea obiectivului, partial sau integral, impreuna cu principalul, dar nu mai tarziu de maturitatea creditului. Imprumutul va fi garantat cu ipoteca de rang 1 pe teren si constructiile viitoare. Terenul si structurile existente ale primelor 3 case, care se afla in acelasi stadiu de dezvoltare la momentul actual au fost evaluate pentru suma de 168.400 EUR de catre SVN Research &amp; Evaluation Advisors, din care 93.400 EUR reprezinta terenul, iar constructiile existente sunt evaluate la 75.000 EUR. Prin urmare LTV-ul pentru prima transa este de ~50%.
