Construction deadline is in October 2020.The project Sponsor SA Liikva Päikesekodu (Foundation Liikva Päikesekodu) has received a grant from the European Regional Development Fund (ERDF) in the amount of EUR 1,020,000. Crowdestate investors are offered the opportunity to finance the construction in current second investment round in amount of EUR 246,000 in accordance with construction bill and deed as at January 31, 2020. First rank joint mortgage has been established upon a private house at Kajaka St. 12d in Tallinn with a market value of EUR 388,000, upon Suure-Pärna 7.07 ha property and the right of superficies upon Suure-Pärna 7.07 ha property in Harku municipality. Investment period is 16 months (until June 30th, 2021), with an interest rate of 11% p.a. (12% after a 6-month extension) and internal rate of return (IRR) of a loan with monthly interest payments is 11.55%. Crowdestate investors’ loan will be refinanced with a bank loan after Liikva Päikeseküla has shown operating cash flow. An additional source of refund is proceeds from the sale of shares to those who enter the service. Liikva Päikeseküla will provide following special care services: daily and weekly care for 30 people, daily care for 10 people and therapy services. Toome teieni Liikva Päikeseküla ehituse järgmise rahastamisvooru. Harku valda Liikva külla kerkib Eesti esimene erihoolekande ”küla”, mis on mõeldud autismispektri häirega inimeste elu-, töö- ja teraapiakohaks.Projekti raames ehitatakse välja kolm peremaja (kokku 30 toaga) ja abihoone-teraapiamaja (kokku 1600 m2 brutopinda). Läbiviidud riigihanke kohaselt on ehitusmaksumus 2,76 miljonit eurot + km. Ehitus käib ja valmimistähtaeg on oktoober 2020. Objektile on tarnitud hoonete liimpuit detailid, ehitatud on kinnistusisesed teed ja platsid ja paigaldatud maakütte magistraalid ja -ringid ning käib hoonete vundamentide ehitus.Euroopa Regionaalarengu Fond toetab Päikeseküla rajamist 1 020 000 euroga. Crowdestate’i investoritele pakutakse võimalust anda teise rahastamisvooru raames laenu summas 246 000 eurot, mis vastab akteeritud ehitustööde maksumusele seisuga 31.01.2020. Crowdestate investorid finantseerivad ehitust summas 1,74 miljonit eurot ja Euroopa Regionaalarengu Fond summas 1,02 miljonit eurot. Esimeses rahastamisvooruga kaasatud summa oli 250 000 eurot. Investorite laenude tagatiseks on seatud 1. järjekoha hüpoteek Tallinnas Kajaka tn 12d asuvale eramule turuväärtusega 388 000 eurot, Harku vallas Liikva külas asuvale Suure-Pärna kinnistule ja hoonestusõigusele. Investeerimisperiood on 16 kuud, intress 11% aasta baasil (peale 6-kuulist pikendamist 12%) kuiste intressimaksetega laenu sisemine tootlus (IRR) on 11,55%. Crowdestate investorite laen refinantseeritakse pangalaenuga kui Liikva Päikesekodu on näidanud rahavoogu opereerimistegevusest. Täiendavaks tagasimakse allikaks on Liikva Päikeseküla teenusele tulijatele osaluste müügist saadav tulu. Liikva Päikeseküla plaanitakse avada 2021.a. alguses. SA Liikva Päikesekodu tulud moodustuvad erihoolekande teenuste osutamisest, milleks on: päeva- ja nädalahoiuteenus 30 inimesele, päevahoiuteenus 10 inimesele ja teraapiateenustest.

Il villaggio offrirà a persone con varie tipologie di disabilità opportunità abitative, ricreative, lavorative e terapiche a partire dai primi mesi del 2021. Il progetto, la cui costruzione è già stata avviata e la cui scadenza è prevista ad ottobre 2020, prevede la realizzazione di tre case famiglia (30 stanze in totale) ed una casa di cura su un terreno di oltre 1600 m2; il costo totale è di 2,76 milioni di euro + IVA. I lavori di costruzione sono iniziati - sono stati consegnati al cantiere i pezzi prefabbricati per la costruzione degli edifici; è stata completata la costruzione delle strade interne e delle piazze nonchè l'installazione del circuito di riscaldamento; è in corso la costruzione delle fondamenta degli edifici. Il termine ultimo per la costruzione è ottobre 2020.La società Sponsor è la Fondazione Liikva Päikesekodu, la quale ha già ottenuto a sostegno del progetto una sovvenzione di 1,020,000 Euro dal Fondo europeo di sviluppo regionale (FESR) che verrà erogata in diversi step durante la costruzione. Agli investitori del Crowdestate viene offerta la possibilità di finanziare la costruzione nell'attuale seconda tranche di investimenti per un importo di 246.000 euro come risulta dagli atti del 31 gennaio 2020. Nei round successivi verranno raccolti gli ulteriori 1,74 milioni di Euro necessari al finanziamento della progetto. &#65279;I prestiti degli investitori saranno garantiti da ipoteche di primo grado su proprietà situate nel comune di Harku, su Liikva Village e su una ulteriore unità abitativa situata a Tallinn la quale, secondo recenti stime, ha un valore di mercato di 388.000 Euro. La durata del prestito è di 18 mesi (scadenza 30 giugno 2021) con un tasso di interesse dell'11% annuo (12% dopo una eventuale proroga di 6 mesi) ed il pagamento degli interessi avverrà su base mensile (IRR 11,55%). La principale fonte di rimborso del prestito degli investitori di Crowdestate è il rifinanziamento con un prestito bancario a lungo termine da ottenere a seguito della dimostrazione di un flusso di cassa operativo del villaggio. Un'ulteriore fonte di rimborso è il ricavato della vendita delle azioni a coloro che accederanno al servizio. &#65279;
