Conform raportului de evaluare atasat, valoarea de piata minima a penthouse-ului este de 257.000 EUR (raport intocmit de catre Nai Romania, Appraisal and Valuation). Prin urmare, LTV-ul pentru aceasta prima transa este de ~47%. Pentru urmatoarele 2 transe, Sponsorul va prezenta ca si garantie, ipoteca de rang 1 pe alte active.Durata investitiei pentru aceasta transa este de 14 luni, Sponsorul avand optiunea de a prelungi perioada cu alte 4 luni, daca va fi cazul.  Rata dobanzii este de 12% pe an. Daca Sponsorul isi foloseste dreptul de a prelungi perioada imprumutului, rata dobanzii pentru perioada prelungita va fi de 14% pe an.  Plata principalului si a dobanzii se va face la finalul perioadei imprumutului. Platile se vor face din vanzarea apartamentelor in curs de dezvoltare din Faza 2, la finalizarea acestora, vanzarea apartamentului de tip penthouse deja finalizat din cadrul Fazei 1 adus în garantie de catre dezvoltator,  vanzarea altor active/terenuri detinute de companie,  refinantare de la o banca locala sau alt creditor sau din profitul aferent activitatii operationale ale companiei.
