Additionally, reservation agreements have been signed for two apartments and there are negotiations underway to sell commercial premises.

The loan will be secured also by 2nd tier mortgage on the same property. Amount of claims which are secured by 1st tier mortgage do not exceed EUR 40 000. Market value for available apartments in Vabaduse 16 building is approx EUR 630 000. This investment opportunity offers investors a set fixed interest rate of 12% p.a. for a loan term of 4 months.The building is completed, 40% of apartments are already sold. The project has been previously funded by Crowdstate's investors with a sum of EUR 320 000, used as subordinated capital in addition to the equity and senior loan.

Käesoleva investeerimisprojekti raames on Crowdestate'i investoritel võimalik rahastada Starelement OÜ poolt Kohila alevi keskuses, Vabaduse tn 16 asuva 11 korteriga ja 2 äripinnaga hoone müügiperioodi. Tegemist on 2017. aasta suvel alustatud arendusprojekti 3. ühisrahastusvooruga.Projekti sponsor, Starelement OÜ ainuosanik Jaanus Jässi (edaspidi “Sponsor”) soovib ühisrahastuse kaudu kaasata 335 000 euro suuruses summas rahastajate kapitali, mida kasutatakse arenduslaenu refinantseerimiseks müügiperioodi vältel.Projekti Sponsor on seadnud projekti tagatiseks Starelement OÜ osadele pandi tagatisagendi, Crowdestate Collateral Agent OÜ kasuks. Lisaks sellele tagatakse laen 2. järjekoha hüpoteegiga seni müümata korteritele. 1. järjekoha hüpoteegiga tagatud nõudeid on kokku summas 40 000 eurot. Seni müümata korterite turuväärtus on kokku 630 000 eurot.Investeerimisvõimalus on pikkusega 4 kuud ning intressimääraga 12% aasta baasil. Arendus on valminud, 40% korteritest on müüdud. Projekti Sponsor on samasse projekti varem Crowdestate'i investorite poolt kaasanud 320 000 euro suuruse summas, mida on kasutatud lisaks omakapitalile ja pangalaenule projekti täiendava, allutatud kapitali allikana.
