Käesoleva investeerimisprojekti raames on Crowdestate'i investoritel võimalik rahastada Starelement OÜ poolt Kohila alevi keskuses, Vabaduse tn 16 asuva 11 korteriga ja 2 äripinnaga hoone müügiperioodi.Tegemist on 2017. aasta suvel alustatud arendusprojekti 4. ühisrahastusvooruga.Projekti sponsor, Starelement OÜ ainuosanik Jaanus Jässi (edaspidi “Sponsor”) soovib ühisrahastuse kaudu kaasata 320 000 euro suuruses summas rahastajate kapitali, mida kasutatakse sildlaenu refinantseerimiseks müügiperioodi vältel.Korterelamu on valmis ning 85% ulatuses müüdud.Olemasoleva sildlaenu refinantseerimise vajadus lähtub elamu kasutusloa protsessi venimisest ja kuivõrd osad krediidiasutused ei ole valmis eluasemelaenu tagatiseks kasutama ilma kasutusloata kinnisvara, ei ole Sponsor saanud müügitehinguid lõpetada.Kuue korteri puhul ei ole kasutusloa puudumine tehinguid takistanud ja korterid on tänaseks ostjatele juba üle antud. Viis korterit on võlaõiguslike lepingute alusel müüdud või ettemaksuega broneeritud ja ootab kasutusloa vormistamist, mille järel saab tehingud lõpuni viia. Müügis on kaks korterit.Kasutusloa eelduseks olevad tehnilised kooskõlastused on tehtud. Sponsor eeldab kasutusloa saamist jaanuari jooksul.Projekti Sponsor on seadnud projekti tagatiseks Starelement OÜ osadele pandi tagatisagendi, Crowdestate Collateral Agent OÜ kasuks. Lisaks sellele tagatakse laen hüpoteegiga seni üle andmata korteritele. Crowdestate'i investorite kasuks hüpoteegitud tagatisvara väärtuseks on 443 000 eurot.Investeerimisvõimalus on pikkusega 6 kuud ning intressimääraga 14% aasta baasil. Projekti Sponsor on samasse projekti varem Crowdestate'i investorite poolt korduvalt kapitali kaasanud, antud projekti raames kaasatud kapitali kasutatakse 335 000 euro suuruse sildlaenu refinantseerimiseks. Osa antud sildlaenust on investoritele tagastatud.
