The Sponsor plans to convert the building into a short-term accommodation building (serviced apartments). With the current third round the Sponsor intends to raise EUR 95,000 to finance the construction. Crowdestate investors' total loan risk will be EUR 345,000.The building is located in Tammelinna district approx. 200 m from Tartu University Hospital (Maarjamõisa). There is a strong demand for small rental apartments in the area. The sponsor plans to change the interior layout of the building and then sell serviced apartments to investors.After the construction work there will be 14 serviced apartments ranging in size from 12.7 to 32.9 m2 and total sellable area is 273.5 m2. A building permit for converting the building into serviced apartments has been issued and the construction has begun - internal demolition work has been completed and construction of a new concrete ceiling and floors has begun. 7 apartments have been booked by buyers.Loans from Crowdestate investors will be secured by a first mortgage on Väike kaar 33c property with a market value of EUR 300,000. The value of the property will increase during the construction. Potential sales value of all apartments in the finished state is EUR 595,000. Crowdestate investorid on rahastanud kahe kampaania raames Tartus Väike kaar 33c asuva büroohoone soetust ja ehitust summas 250 000 eurot. Praeguse kolmanda rahastamiskampaaniaga soovib Sponsor kaasata ehituse finantseerimiseks 95 000 eurot, et ehitada büroohoone ümber lühiajalise majutuse hooneks. Crowdestate investorite kogurisk saab olema peale käesolevat rahastamisvooru 345 000 eurot.Hoone asub Tartu Tammelinna linnaosas, u. 200 m kaugusel Tartu Maarjamõisa meditsiinilinnakust. Sponsoril on plaan muuta hoone sisemist ruumijaotust, ehitada välja külaliskorterid ja seejärel need maha müüa. Piirkonnas on suur nõudlus väikeste üürikorterite järele. Con l'attuale terza tranche lo Sponsor mira a raccogliere 95.000 euro per finanziare la costruzione. Il totale del capitale investito dagli investitori di Crowdestate corrisponderà a 345.000 euro.L'edificio si trova nel quartiere di Tammelinna, a circa 200m dall'ospedale universitario di Tartu (Maarjamõisa). C'è una forte richiesta di piccoli appartamenti in affitto nella zona. Lo sponsor prevede di modificare la struttura interna dell'edificio e di vendere gli appartamenti. L'edificio avrà 14 appartamenti di dimensioni comprese tra 12 e 32 m2 e lo spazio totale vendibile è di 273,5 m2. È stata rilasciata una licenza edilizia per la conversione dell'edificio da uffici ad appartamenti a breve locazione ed è iniziata la costruzione - sono stati completati i lavori di demolizione interna ed è iniziata la costruzione di un nuovo soffitto e di un nuovo pavimento in cemento armato. Già 7 appartamenti sono stati acquistati su carta dagli acquirenti.  È già stata rilasciata una licenza edilizia per la conversione dell'edificio in appartamenti. I prestiti degli investitori di Crowdestate saranno garantiti da una prima ipoteca sulla proprietà che ha un valore di mercato di 300.000 euro. Il valore dell'immobile aumenterà durante la costruzione, una volta effettuate le modifiche strutturali. Si stima che il valore di vendita di tutti gli appartamenti, al termine dei lavori, sarà di 595.000 euro.
