Partly the capital was used in construction of Koru basic school. To date, the Sponsor has sold or refinanced 77 plots from the initial 117 and returned EUR 1.51 million as principal and interest to Crowdestate investors. Currently the loan balance is EUR 400,000. Due to the growing money supply and changed interest environment, but also successful sales of Veskimöldre 2 plots, the Sponsor plans to refinance more expensive loans and first offers Crowdestate investors the opportunity to refinance previous loans (EUR 400,000) and grant an additional EUR 500,000 loan as capital release during sales period of Veskimöldre 2 residential plots. Out of the target amount of EUR 900,000, Crowdestate's investors financed EUR 622,500 during the VIII campaign in October, and the current campaign is intended to raise the next EUR 277,500. Loan is secured by a 2nd mortgage on 40 residential plots with a total area of ​​63,649 m2 and market value of EUR 4.5 million (appraised as of September 2020). The outstanding senior loan balance is EUR 1.4 million (obligation to bond-holders). Thus, the total amount of liabilities secured by the first and second mortgage will be EUR 2.3 millions. Total amount of liabilities per plot would be EUR 57,500 (or 36 EUR / m2). LTV of the project is 51.6% (i.e. the ratio of the principal amount of loans secured by a 1st and 2nd mortgage to the value of collateral). In addition to the mortgage, the group's parent company Brave Capital OÜ has provided a guarantee in the amount of EUR 200,000. The guarantee is not included in the value of the collateral. Interest rate of the new loan is 12.5% p.a. and interest will be paid quarterly and loan principal returned from the sales revenue of residential plots - 27% from the sales value (excluding VAT) of each plot will be transferred as repayment of Crowdestate investors' loan. The investment period is up to 18 months. The expected return (IRR) of a loan with quarterly interest payments is 13.1%.Land sales have picked up in recent months. Muu hulgas on Sponsor kasutanud vabu vahendeid Koru põhikool-lasteaia ehitamise omafinantseeringu katteks. Praeguseks on Sponsor müünud või refinantseerinud algsest 117 kinnistust 77 ning tagastanud 1,45 miljonit eurot investorite laenu põhisummat ja lisaks intressi. Tulenevalt rahapakkumise kasvust ja muutunud intressikeskkonnast ning Veskimöldre-2 kruntide müügiedust plaanib Sponsor refinantseerida varasemate rahastamisvoorude kallimad laenud ja pakub esmalt Crowdestate investoritele võimalust refinantseerida varasemad laenud (400 000 eurot) ning vabastada Veskimöldre-2 elamukruntide müügiperioodiks täiendavalt 500 000 euro ulatuses kapitali. Eesmärgiks seatud 900 000 eur summast finantseerisid Crowdestate investorid oktoobris toimunud VIII kampaania käigus 622 500 eurot ja praeguse kampaaniaga soovitakse kaasata järgnev 277 500 eurot. Laenu tagab 2.järjekoha hüpoteek 40 elamumaa kinnistule kogupindalaga 63 649 m2 ja hinnatud väärtuses 4,5 miljonit eurot (hinnatud seisuga september 2020). Esimese järjekohaga tagatud võlakirjaomanike kohustuste jääk on 1,4 miljonit. Esimese ja teise järjekohaga tagatud kohustuste maht on seega kokku 2,3 miljonit eurot. Kohustuste maht on 57 500 eurot tagatiseks oleva krundi kohta (e. 36 eur/m2). Projekti LTV on 51,6% (st. 1. ja 2. jrk hüpoteegiga tagatud laenude põhisumma suhe tagatisvara väärtusesse). Lisaks hüpoteegile on kontserni emaettevõtte Brave Capital OÜ andnud laenu tagatiseks käenduse summas 200 000 eurot. Käendust ei ole tagatisvara väärtuse hulka arvestatud.Käesoleva kampaania raames kaasatavalt 277 500 eurolt (minimaalne eesmärk 180 000 eurot) makstakse intressi 12,5% aasta baasil. Intressimaksed on kvartaalsed ja laenu põhisumma tagastatakse Veskimöldre-2 piirkonna üksikelamute ja ridaelamute kruntide müügitulust – iga asjaõigusliku müügilepingu sõlmimisel makstakse Crowdestate’i investoritele 27% kinnistu käibemaksuta hinnast.  Investeerimisperiood on kuni 18 kuud. Kvartaalsete intressimaksetega laenu oodatav tootlus (IRR) on 13,1%.Kruntide müük on viimastel kuudel hoogustunud. 2020.a. augustis müüs Sponsor 6 krunti ja septembris/oktoobris 7 krunti võrreldes varasema keskmisega 2 krunti kuus. Il capitale raccolto fino ad ora, è stato in parte utilizzato per la costruzione della scuola elementare di Koru. Ad oggi, lo Sponsor ha venduto o rifinanziato 77 lotti dei 117 iniziali ed ha restituito 1,51 milioni di euro - comprensivo sia di capitale che degli interessi - agli investitori di Crowdestate. Pertanto, l'attuale saldo del prestito è di 400.000 euro.A causa della crescente offerta di denaro, ma anche del successo nella fase di vendita di Veskimöldre 2, lo Sponsor prevede di rifinanziare prestiti più costosi e si rivolge agli investitori di Crowdestate per un rifinanziamento del prestito precedente (pari 400.000 euro) più un un ulteriore prestito di 500.000 euro per una nuova tranche del progetto di Veskimöldre 2. Il prestito è garantito da un'ipoteca di 2 grado su 40 lotti residenziali con una superficie totale di 63649 m2 e un valore di mercato pari a 4,5 milioni di euro (valutato a settembre 2020). Il saldo del prestito senior in essere è di 1,4 milioni di euro (obbligazione nei confronti degli obbligazionisti). Pertanto, l'importo totale delle passività garantite dal primo e dal secondo mutuo sarà di 2,3 milioni di euro. L'importo totale delle passività per lotto corrisponde a 57.500 € (36 €//m2). Il LTV del progetto è pari al 51,6% (ovvero il rapporto tra l'importo del capitale dei prestiti garantiti da una prima e seconda ipoteca e il valore delle garanzie).
