Questa quarta tranche del progetto ha un obiettivo di raccolta di 250.000 Euro, per finanziare il completamento dei lavori di costruzione. Il blocco dei cantieri per oltre due mesi, le misure di accesso ai cantieri imposte al rientro e il rallentamento nell'approvvigionamento dei materiali ha fatto slittare la data di completamento della costruzione. Per questo motivo la società Sponsor richiede una nuova tranche di finanziamento.Nel frattempo sono state ripagate agli investitori le prime due tranche di prestito per un totale di 750.000 Euro, oltre ad interessi. Facendo scendere l'esposizione attuale verso gli investitori da 1.100.000 Euro a 600.000 Euro (compresa l'attuale quarta tranche).Negli ultimi mesi, i lavori di costruzione sono avanzati arrivando a:<ul><li>Completamento intonaci interni.</li><li>Completamento intonati esterni e impianti idraulici interni.</li><li>Fase di completamento impianto elettrico.</li><li>Fase di completamento impianti termici.</li><li>Infissi in consegna e massetti in realizzazione.</li></ul>Le sole vendite già confermate ad oggi ammontano ad oltre il 65% degli appartamenti. Una volta terminata la costruzione queste permetteranno di ripagare il prestito bancario ed avere una liquidità residua di circa 1.300.000 Euro. Più che sufficiente a ripagare il prestito verso Crowdestate.Da qui ai prossimi mesi, in attesa del termine dei lavori e dei rogiti,  lo Sponsor potrebbe proporre altre raccolte fondi fino ad un massimo di 700.000 Euro totali, compresa la raccolta attuale. Il progetto Via De Coubertin, Potenza prevede il completamento della nuova costruzione di un edificio residenziale di 36 appartamenti oltre a box e cantine, ubicato in una pregevole zona residenziale di Potenza.Il progetto è già totalmente avviato. La palazzina, composta da due corpi di fabbrica principali, è attualmente in fase di completamento e risulta già realizzata per oltre il 50%. Il termine dei lavori e la consegna degli appartamenti sono stimati per il prossimo anno, entro Giugno 2020.La società Sponsor del progetto ricerca tramite Crowdestate il capitale necessario a finanziare il completamento delle opere di costruzione, in attesa di ricevere il saldo delle vendite dagli acquirenti una volta consegnati gli appartamenti.Il costo totale del progetto è di 5.678.350 Euro e lo Sponsor ha contribuito con una quota di equity pari a 900.000 Euro. Il resto dei fondi è stato finanziato tramite un mutuo bancario, un prestito mezzanino e dagli anticipi sulle vendite.Il totale complessivo dei prestiti attualmente in essere alla società ammonta a 3.100.000 Euro (prestito bancario e prestito Crowdestate). Per ripagare tutti i prestiti è necessario vendere almeno 20 appartamenti.Attualmente risultano già venduti 24 appartamenti, oltre il 65% del totale. Le vendite attuali permettono quindi allo Sponsor di ripagare interamente tutti i prestiti in essere.
