The rest of the funds are financed by the crowdfunding loan for another 400,000 Eur (divided into several tranches of fundraising) and by a bank loan already disbursed for 250,000 Eur.The expected return for investors is 10.4% on an annual basis and the loan repayment date is expected within 15 months, then by June 2021. Future tranches of funding will take place on the basis of the work progress. The sponsor has the possibility to repay the loan in advance, in the event that the sales of the apartments proceed faster than planned.The loan is guaranteed by a pledge on 50% of the shares of the Sponsor company, as well as a personal guarantee from the owner of the company for 400,000 Eur.

Il progetto Sassari 15, Cesenatico prevede il recupero di una villa residenziale di circa 450 m2 attraverso la creazione di 5 moderni appartamenti, posizionati a pochi passi dal mare di Cesenatico nel pieno della costiera Romagnola. La società Sponsor del progetto, la Home 00 srl, ha acquistato l’edificio a Gennaio 2020 e iniziato immediatamente i lavori di ristrutturazione. L’immobile è posizionato in una zona residenziale di Cesenatico, a soli 500 metri dal mare e dagli stabilimenti balneari. Ad oggi, lo sponsor ha già avviato i lavori di ristrutturazione dell’edificio e conta di completare gli appartamenti entro Dicembre 2020, così da poter sfruttare la stagione estiva per effettuare le vendite degli immobili. I lavori procedono a pieno ritmo nonostante il rallentamento dovuto al Covid-19.Uno appartamento su cinque è già stato venduto su carta e verrà acquistato una volta terminati i lavori per 210.000 Euro.Lo Sponsor ricerca tramite Crowdestate la seconda tranche di capitale necessario a finanziare i lavori di ristrutturazione. Il costo totale del progetto è di 1.060.000 Euro circa e lo Sponsor contribuisce con una quota di equity di 400.000 Euro. Il resto dei fondi vengono finanziati dal prestito in crowdfunding per 400.000 Euro (diviso in più tranche di raccolta) e da un mutuo bancario già erogato per 250.000 Euro. Il ritorno previsto per gli investitori è del 10.5% su base annua. Il rientro del prestito è atteso tra 12 mesi, entro Giugno 2021. Le future tranche di raccolta fondi avverranno sulla base dello stato avanzamento lavori. Lo sponsor ha la possibilità di rientrare anticipatamente del prestito, ad esempio nel caso in cui le vendite degli appartamenti procedessero più velocemente rispetto a quanto pianificato. Il prestito è garantito da un pegno sul 50% delle quote della società Sponsor, oltre ad una garanzia personale del titolare della società per 400.000 Euro.
