Il progetto Villa Benedetta prevede il recupero di un edificio residenziale e la sua trasformazione in 5 appartamenti, posizionati in Toscana, nel comune di Barga, una cittadina medievale ritenuta una dei borghi più belli d’Italia.Lo spazio totale su cui si sviluppa il progetto è di circa 520 m2. La società Sponsor del progetto, la LastAstaPlus srl, ha acquistato l’edificio a Giugno 2020 tramite asta giudiziaria e ha già saldato l’acquisto dell’intero immobile.  Il valore di acquisto dell’intero immobile, unito ai recenti incentivi introdotti dal governo sulle ristrutturazioni edilizie, fanno si che il prezzo di vendita degli appartamenti completamente ristrutturati sia estremamente competitivo (intorno ai 1.440 Euro / m2).Lo Sponsor ricerca tramite Crowdestate una parte di capitale necessario a finanziare i lavori di ristrutturazione. Il costo totale del progetto è di 540.000 Euro circa e lo Sponsor contribuisce con una importante quota di equity di 360.000 Euro. Il resto dei fondi vengono finanziati dal prestito in crowdfunding per altri 180.000 Euro. Il ritorno previsto per gli investitori è del 11% su base annua e la data di rientro del prestito è attesa entro 12 mesi, quindi entro Settembre 2021. Lo sponsor ha la possibilità di rientrare anticipatamente del prestito, nel caso in cui le vendite degli appartamenti procedessero più velocemente rispetto a quanto pianificato. Il prestito è garantito da un pegno sul 50% delle quote della società Sponsor, oltre ad una garanzia personale del titolare della società per 180.000 Euro.
