This secured real estate crowdfunding project has a term of 12 months and bears interest of 13% p.a. Project Owner aims to raise EUR 81, 000 for the purchase of development land in Marupe. The loan will be used for the partial payment for the land purchase transaction. The loan will be repaid within 12 months by refinancing it before the start of the construction works or from the Project Owner´s free cash flow. This loan will be secured by a 2nd rank mortgage, which is set after the 1st rank mortgage securing the previous Crowdestate loan. The market value of the 8 111 m2 development land plot is EUR 267, 000 and the aggregated LTV of this tranche is 59%. The principal of the loan and interest payment will be paid as a bullet payment at the end of the loan period.

Käesoleva tagatud kinnisvara ühisrahastus projekti tähtajaks on 12 kuud 13% intressiga aastas. Projekti Sponsor soovib kaasata EUR 81 000, et omandada arenduskinnistu, mis asub Marupe vallas, Läti Vabariigis. Käesoleva laenuga finantseeritakse arenduskinnistu omandamist. Laenusumma makstakse tagasi refinantseerimise käigus enne Marupe kinnistul ehitamise algust või sponsorite vabast rahavoost 12 kuu jooksul. Laen on tagatud 2.järjekoha hüpoteegiga, mis on seatud Crowdestate´i investorite varasemaid laenusid tagava 1. järjekoha hüpoteegi järele. Arenduskinnistu turuväärtus on 267 000 EUR, kõikide laenude ja tagatisvara väärtuse suhe (LTV) on 59%. Fikseeritud intressimäär on 13% aastas. Perioodilisi intressimakseid ei tehta; laenu põhiosa ja kogunenud intress makstakse välja laenuperioodi lõpus või tagatisvara müümisel. Laenu tagastamise allikaks on hetkel lõppjärgus oleva arendusprojekti müük Marupes või tagatisvara müük.
